Yes, you need to formally cancel your Ejari (tenancy contract registration) with the Dubai Land Department (RERA) when your tenancy contract expires or is terminated, even if the contract itself has ended. This is because Ejari registration is a separate process from the tenancy contract itself, and the Ejari registration remains active in the RERA system until it's officially canceled. Failing to cancel Ejari can lead to issues with registering new leases, obtaining DEWA services, or other administrative processes.

RERA regulations state that a property can have only one active Ejari registration at a time. It is the landlord's responsibility to cancel the Ejari as soon as the tenant vacates the property.

Dubai's tenancy law requires tenants to provide a 90-day notice to the landlord if they plan to end their lease early. This rule supports tenants who need to relocate unexpectedly due to unforeseen circumstances.
